Hamburg: Deutsche Investment buys residential portfolio with loan from MünchenerHyp


Deutsche Investment has acquired 13 residential properties in Hamburg from the Danish company De Københavnske Ejendomsselskaber, Aalborg, for its spezialfonds “Wohnen IV” for €136mn. The nearly fully-let “Downtown Living Portfolio” consists of 325 apartments with 20,700 sqm of living space, 51 commercial units (7,500 sqm), and 200 underground and outdoor parking spaces. JLL was exclusively mandated by the seller. The fund, which focuses on properties in Berlin and Hamburg, carried out two acquisitions for €20mn before the start of the year. MünchenerHyp is providing €76.5mn for all of these transactions, and has stated that it wishes to offer more large-volume financing for portfolios in the future. The Wohnen IV fund still has an equity capital volume of €50mn, and is seeking acquisition properties in the low two-digit million range.
