Catella launches residential fund with €1bn target volume
Catella Residential Investment Management (CRIM) is launching its third European residential real estate fund. The “European Residential Fund” will invest primarily in modern, affordable apartments with stable cash flows as well as in customized apartments tailored for students, seniors or young professionals. The target volume is at least €1bn, with a target annual distribution yield between 5% and 6%. The fund, designed as a Luxembourg SICAV-RAIF, will concentrate on properties in Germany, the Benelux countries, France and Scandinavia. Up to 50% of purchases may also be in Spain, Poland and other Europeans regions that are economically strong. Its target groups are German and international institutional investors; a German pension fund is contributing €50mn in seed capital.
