Cologne: Tristan and Freo sell Barthonia Forum


Episo3, a Europe fund advised by Tristan Capital Partners, and Freo have sold the “Kölnisch Quartier” formerly known as “Barthonia Forum” on Thebäerstraße in Ehrenfeld for about €220mn in several separate transactions. The lion’s share of the property went to the family office East Guardian, who was advised by Blue Asset Management, for an unknown sum. The entire property consists of more than 50,000 sqm lettable space including retail, modern office space, and 124 residential units. Corestate and Wertgrund had already bought parts of the complex. Tristan and Freo had acquired the asset in 2015 for €110mn and refurbished it. The transaction was closed within three weeks. Due diligence partners of East Guardian were Arnecke Sibeth Dabelstein and Stock Aders Klein + Partner. Tristan was advised by HFK and PWC.
