F+B-Wohn-Index: New rents dropping for the first time


New contract rents for apartments dropped across Germany for the first time since 2005, as evidenced by the latest figures collected for the residential index F+B Wohn-Index Deutschland. The index calculates a decline of 0.3 % during Q1 2019 compared to the previous quarter. Compared to the same quarter of the previous year, rents are still showing a plus of 2.0 %. In total, the index as an average of the price and rent development for residential property in all German communities rose by 1.2 % compared to the quarter before and by 5.0 % over the same quarter of last year. The plus is mainly due to apartment prices, where condominiums logged the largest increase over the previous quarter at 2.1 % (Q4 2018: +6.1 %). The nationwide average plus for individual multi-family homes weakened slightly compared to the previous quarter with an increase of only 0.2 %. In the annual comparison, prices for this asset type rose by 1.9 %.
