Freiburg shines from investor’s point of view in residential study
According to a Bulwiengesa study commissioned by d.i.i. Deutsche Invest Immobilien, residential investors are finding high yields with comparatively low risk in German “C” cities. Augsburg and Offenbach, each with 4.5%, offer the highest potential on returns, as does Darmstadt (4.4%), due to the above-average rental growth expected there. Core investments generate an average of 3.9% in the “C” cities, according to the study. Average yields in the “B” cities are slightly lower at 3.8%, although the risks here are sometimes higher. The “A” markets provide a combination of the lowest yields (3% on average) together with the lowest risks. One exception to this is Freiburg. Munich, Frankfurt, Stuttgart and Freiburg are Germany’s lowest-risk cities, but Freiburg in contrast offers above-average returns of 3.4%.
