Warburg-HIH: New office fund with a target volume of €400mn


Bremen, BonnDarmstadtDortmund, and Dresden – Warburg-HIH has identified these and other locations as growth cities that are interesting for investments of its newly launched office fund. The open-ended Spezial-AIF called “Deutschland Selektiv Immobilien Invest II” has a core/core plus profile. Up to 30 % of investments can be for non-office properties, lot sizes start at €20mn. With a volume of at least €400mn and maximum 50 % financing at the fund level, the distribution yield is expected to be 4 %. Institutionals can get on board with investments starting at €5mn. The fund’s predecessor “Deutschland Selektiv Immobilien Invest I” is fully placed with more than €200mn in capital commitments. “We have decided on a new fund without time limits,” says Carsten Demmler, Head of Capital Management.
